TEMPO.CO, Jakarta - Danantara Indonesia Investment Management Agency believes that the public's interest in vertical housing will grow as land prices rise. "Gradually, it will be sought after by home buyers once more. As the days go by, it becomes more expensive to buy landed properties," said Dian Takdir Badrsyah, Senior Director Sector Specialist Property & Real Estate at Danantara Asset Management, in Jakarta on Friday, August 21, 2026.
Dian mentioned that land prices in Jakarta are already high due to urban land values. However, Dian stated that the public can still purchase landed properties at more affordable prices in satellite areas or outside the city.
Nevertheless, Dian stated that the commute to work would take longer if the workplace is in Jakarta, resulting in considerable expenses. Reflecting on this situation, Dian is convinced that the public's interest in vertical housing will grow. Dian made this statement during a press conference for the Danantara Housing Expo property exhibition, which will take place on August 27-30, 2026.
The exhibition, to be held at the Nusantara International Convention Exhibition (NICE) in Pantai Indah Kapuk, North Jakarta, will feature various housing products, ranging from landed houses to apartments, which target both low- and non-low-income segments of society.
Dian mentioned that the exhibition will offer several promotional deals such as a 1 percent down payment (DP), staggered home loan (KPR) interest rates of 2.75 percent, and a 30-year installment period. "We also provide free administration and provision," he said.
Since launching the offer at the beginning of the month, Danantara has recorded 880 housing unit transactions, totaling Rp500 billion, as of Friday, August 21, 2026.
Dian mentioned that 130 developers are participating in the exhibition, 12 of whom are state-owned enterprises (SOEs). Out of the hundreds of participants, 10 developers cater to the high-end segment, while the rest are for middle-class and low-income communities.
He made sure that the hundreds of thousands of housing units being marketed had passed the legal and quality control processes. "Buyers can directly occupy these residences without any wait," said Dian.
Additionally, Dian revealed several housing locations very close to public transportation points such as train stations. Some of them are located near Pondok Cina and Tanjung Barat stations built by PT PP (Persero) Tbk. Then, Grand Kemala Lagoon and Amethyst are developed by PT Hutama Karya (Persero), and Patra Land Urbano in Bekasi.
Dian mentioned that developers are offering 49,000 units for the low-income segment. The majority of the locations are on Java Island, with some also in Kalimantan and North Sumatra.
